Knowing why you want to move will influence the entirety of the home-selling process. Understanding and being able to communicate the why will be important for you to communicate with your Realtor. While formulating your why, you might ask yourself: Do you need more room? Less room? Is your family dynamic changing? Do you need to accommodate an aging parent? Are you tired of your long commute? Bigger yard? Are you relocating to a completely different area? Has your income changed , resulting in your ability to afford a new home? Your motivation for moving will determine the game plan for the entire process.


Your motivation for selling your home aligns closely with your time frame and when we introduce your home to the market. Do you need to plan your move around the school year or other major life event? Is your timeline is flexible? We can discuss the optimal time based on market conditions and trends to stage your home and introduce it to the market. If your timeline and need to sell is more immediate, I will perform a market analysis based on current data to determine a value range for your home.


Forgive the cliche, but this one does ring true in real estate: Location, Location, Location! In Philadelphia and its surrounding counties, location is the driving force when determining the value range for a home. A home’s proximity to good schools, hospitals, major commuting routes, universities, major employers, shopping and entertainment are just some elements that drive the value of a home’s location. As such, having a Realtor who is tuned in to the area is essential, as I will be sure to highlight all the advantages of your home’s location.

Once you decide it’s time to sell, we will sit down and go over the three components of the home selling process:

  1. Before introducing your home to the market, we will determine a value range based on local market conditions and data. I will also evaluate your home, giving you thoughtful staging and repair advice along the way. Think of it as your home going on a job interview, and we want to put its best foot forward.
  2. When we introduce your home to the market, we will have a comprehensive marketing plan in place to ensure your home reaches as many potential buyers as quickly as possible. I tailor my marketing strategy specifically for each property to best highlight the home, while meeting the needs of the sellers.
  3. After successfully marketing your home and receiving an offer(s) from qualified buyers, I will advise you and negotiate on your behalf to get you the best price and most favorable terms for your home. What most home sellers do not realize is that the majority of the work in getting your home sold happens after an offer is accepted. My job is to keep the process moving smoothly along and to coordinate all inspections and municipal requirements, as well as communicate with the buyers’ agent.
