Knowing why you want to buy a property will influence the entirety of the home buying process. Understanding and being able to communicate the why will be important for you to communicate with your Realtor. Are you tired of paying rent? Do you have a growing family? Has your income changed, resulting in your ability to afford a new home? Are you looking to add investment properties to your portfolio to create passive income? Your motivation for purchase will help determine the game plan for the entire process.


Your motivation for buying aligns closely with your time frame. Are you currently subject to a lease? Do you need to sell your current home before purchasing another home? Do you need to plan your move around the school year or other major life event? Answering these questions will help us determine the perfect time to start searching for your dream home.


Forgive the cliche, but this one does ring true in real estate: Location, Location, Location! In Philadelphia and its surrounding counties, location is the driving force when determining value for a home. You’ll want to seriously consider the area(s) in which you want to live: the perfect house in a bad location won’t feel like the perfect house for long. Look for a home’s proximity to good schools, hospitals, entertainment and shopping, major commuting routes, employers, and universities. As a Realtor who is well versed with this area, I can help advise you on which areas you might consider based on your reasons for buying.

Once you decide that you are ready to buy, we’ll sit down and go over the three major steps in the home buying process.

Before getting out and looking at houses, we’ll determine what your financing options are. Talking to a reputable mortgage loan officer and getting pre-qualified to purchase a home is akin to getting bloodwork and xrays done before going into surgery. I want to make sure that we are looking at the right homes for you and that you know exactly what to expect financially throughout the process. Buying a home is the biggest financial decision most people will ever make. As such, I want to ensure that your interests are taken care of every step of the way.

Once we’re ready to put boots to the ground and start looking at homes, I’ll set up a personalized search just for you based on your wants, needs, and deal breakers. Some buyers look at one house and make an offer, while others look at dozens before choosing a favorite. Whatever your needs are, I will search diligently to find you the home of your dreams. I’ll also teach you HOW to tour homes and focus on the features in a home that are important to consider (hint: granite counter tops are NOT on the list!) before making an offer.

After finding a home you would like to make an offer on, I’ll take you through the entire process. I’ll help you stand out as a buyer and negotiate fiercely to get you the best price and terms on the home of your dreams. I will coordinate the entire process between making an offer and getting to settlement to make sure that your home buying experience is smooth and stress free. You pack, and I’ll take care of the rest!
